Below is a time of what happens after you close your loan

  • One to two days after funding you will receive a courtesy call thanking you for choosing Fairway.
  • Around the 10th day after your loan funds you receive a formal Welcome Call from our Fairway Concierge team. During the this call we will verify your contact information, you will be given your first payment information and information about your new servicer.

Many time loans are transferred to your new servicer very quickly after funding. Fairway will reach out to you within 10 days of your loan funding. Once your loan transfers CENLAR will reach out to you within a week of your loan transferring to go over your loan information, payment information and answer any questions.

A recast is the process of applying funds to reduce the existing unpaid principal balance of a first mortgage loan. The homeowner’s mortgage is not modified; the loan term and interest rate remain unchanged. However, recasting (re-amortizing) the loan based on the newly reduced principal amount will usually result in a lower monthly payment.
Conventional Fannie Mae and Freddie Mac loans are eligible to be recast, at this time FHA/VA loans are not eligible to be recast.
  1. The loan must be conventional.
  2. The contribution amount must meet or exceed the minimum requirement of $10,000.00.
  3. The loan may not have had a previous modification.
  4. The account may not be currently active in bankruptcy.
  5. The account may not be currently delinquent.
  6. The loan may not be interest-only. During a loan's interest-only period, it's not necessary to request a re-amortization of the account.
  7. In the case of an Adjustable Rate Mortgage (ARM), there may not be an interest rate change scheduled sooner than 6 months.

There is a $150.00 that is paid once the recast is approved and the recast documents are sent.

Private mortgage insurance is required on conventional loans and may allow you to purchase a home for as little as 5% down. This coverage requires a monthly insurance fee to be paid. PMI is only required if your loan-to-value is 80% and above.
Depending on your loan type you may be able to request to have your PMI removed. For more information please contact our servicing department at 

You can request your PMI to be removed once your Loan to Value ratio ( LTV) reaches 80% via written request.

Your PMI will automatically be dropped once your LTV reaches 78% LTV

That’s our #1 question! Your first payment will most likely come to Fairway, you would’ve been provided with temporary payment coupons at closing. At this time only Conventional loans are eligible to remove escrow.

Some Cities/Counties will send the bill to you even if your taxes are escrowed. If you have questions or want to forward the bill to Fairway to ensure it is paid; please email us at or call 1-800-201-7544.

When your loan is transferred to our Servicing center, sometimes it can take a few weeks to have all of your documents loaded. If you received a notice that your insurance has lapsed but your loan is escrowed, please reach out to us via email at and we will be more than happy to help you!

Once your loan transfers to your new Servicer you will have the option to set up online payments, Automatic draft and Bi-Weekly payments if offered by your servicer.

If you have received a Loss Draft check with Fairway’s name please call our Concierge Department at 1-800-201-7544 or email on your next steps.

If you have found more affordable insurance, you must send a copy to the servicer of your loan. You can also reach out to Fairway at and we will forward your updated insurance to your servicer.

Any VA funding fee that is refunded will be applied to your loan as a principal reduction

Unfortunately, we are not able to change who your loan was sold to and who services your loan. However; Fairway is ALWAYS here for you.
